Jefferson is the Jackson County seat, and it is one of the few towns out here with its own independent school district. It is also where land still means land — the parcels are bigger, and what you can build is shaped by the site rather than by the setbacks.
Out here the constraints are rural rather than suburban. Well and septic are live questions on many parcels, driveway length and grade matter to the budget, and utility runs can be long enough to be a real line item rather than a rounding error. Those are answerable questions — they just have to be answered before a plan is drawn, not after.
Acreage is the point of Jefferson. Multi-acre parcels are normal rather than exceptional, which buys you siting freedom you simply cannot get in Gwinnett: orientation for light, distance from the road, and room for outbuildings, a shop or a pool without negotiating a postage-stamp rear yard.

Jefferson City Schools — an independent city district, separate from the Jackson County system, with its campus on Storey Lane. As in Buford, the district follows the city limits rather than the mailing address, so the parcel is what decides it.
